Selling
What's your home actually worth?
Not an automated estimate from a national website that's never seen your kitchen. A market analysis based on your actual home, with its charm and uniqueness, in its current or planned condition, compared to similar properties that sold recently.
Request a home valuation
Tell me the address and roughly when you're thinking. I'll put together a real comparative market analysis and walk you through it. No obligation, no sales pitch.
I have bought six houses and sold eight in my lifetime. I can say without hesitation that Matt has been the most helpful, considerate, wise, and collaborative realtor I have ever worked with. His assistance in finding an estate sales person, guidance on the various possibilities regarding doing any work on the house, his kindness in checking on the house after a big rain storm this spring, and diligence in guiding me through the intricate process of selling from afar have been simply stunning!! Matt's commitment to customer service is beyond the pale. I have felt confident and informed throughout this complex project, and I have his to thank for that. I know that this was not the most lucrative sale for Matt, but I felt like I was receiving “blue ribbon” treatment the entire time. Matthew Dozier is simply the best!
The process
How a Dozier listing runs.
Four phases, and you'll always know which one you're in.
A real number, not a flattering one
Some agents win listings by quoting a price they know the market won't pay, then grind you down with reductions later. I'll show you the comparable sales, tell you the range I actually believe in, and explain what moves you up or down inside it.
Prep that pays for itself
We walk the house together and sort the work into three piles: what returns more than it costs, what buyers in your price band simply expect, and what to skip. A pre-listing inspection is included if you want a baseline. I've got the trades to call if you need them.
Marketing built for the buyer who is actually looking
Professional photography, a dimensional floor plan, listing data that's complete and correct, syndication to the portals your buyers actually use, and a launch timed to the week that suits your home instead of my calendar.
Negotiation and the long middle
Getting an offer is the easy half. Inspection, appraisal, lender conditions and title are where deals die. This is where the project manager in me earns the fee.
